a Corporation wants to sell in bulk with the potential to pre-sell a large
portion to individuals or a homebuilder that's over levered and the bank wants
out for less than par or raw land.

We are looking for projects where the builder has pre-sold a
substantial majority of the apartments and is looking for a bridge to finish
the project. On the
Infrastructure side we would typically look for either
1. To provide construction funding for a project
which is being paid for by a government (ie: the contractor won the contact,
but now needs fund to build) 2. A situation where
long-term transportation contract are already in place, thereby providing a
very high probability of future cash flows. We
usually look for investments with either very strong collateral
characteristics, or a very high
probability of long-term cash flows.
