No matter what the economy, there are people out there with money to invest. These are not people who put their money in the stockmarket. There is a time-honored formula for attracting such investors. I have been working with people for years, helping them find startup money, or for other scenarios, and I know the "drill". You are in an unenviable position, and it is probably driving you crazy. Don't let it!!
I am a past regional mgr for a private boutique lender.
The asset value you spoke of is valued almost meaningless in this economy.
Just look at some of the carnage that the big banks are doing on each others assets.
A lender might value that 200mm assets at 10%. Fire sale prices are values in this economy.
Not right now, but maybe in the near future you and I can discuss this opportunity. I will be in position shortly to finance, or jv a project like this. Not now though.
