A friend of mine lost a lakh demanded by the broker just to let us see the documents and lost 10% as commission in another deal which went through...we found it's an absolute con job by some unethical brokers.

When the market is down or the property is not attracting buyers the brokers make a deal with the owner and fix a price. They also pay an advance and sign an agreement and then they try to sell the property for higher price. If the sale goes through they pocket the difference in price and in the meanwhile when buyers show some interest they demand an advance even before the documents are produced and agreement is signed.
