This practice of receiving / paying advance before getting copies of property documents for verification, is something I never understood - why?
Property is much like second-hand car, you need to find out if it is a legal vehicle and also moves, before spending any penny on it.
I faced a situation like this and refused to pay advance for a property document.
Later, I bought property from a reputed builder who had offered copies of all the related documents before I spend a paisa.
I think, if the buyer community refuses to play ball to such outrageous practices, it will recede.
One question: are there any banks which offer escrow account to park such advances?
