generally the best investment is in land on river banks . . . if the river flows all year round then better still . . . . . and if on an estuary or a delta then uttam! . . . those who settled on the banks of the Amazon, Nile, Ganges, Mississipi, Hwang Ho, etc know it well . . .

sometimes floods damage and cyclones too . . . over time the civilizations on river banks endure and survive longest and prosper best . . .
