If you are in the market for a new home, congratulations!
However, you shouldn't ever sign a contract of any kind without having your lawyer review it first. A written contract is legally binding, and if you don't know your rights and responsibilities, you could end up very unhappy.
Even if you take a homeowner's class (and you should), you should still get your lawyer to review it first. Lawyers draw up contracts; that's why lawyers should review them before you sign them.
