Bulls and Bears Inc | | We are urgently looking for Joint Venture a land measuring 20acres or more .
Some of the requirement specified by our clients
1. Only JV for Residential Projects. (No Outright unless PE/ Fund wants to invest in Land and partner with us)
2. Minimum 20 Acres
3. Residential- Properly Converted land through appropriate process. Also owner’s acquisition is through properly following the process.
4. Proper Zone as per CDP
5. Minimum Frontage 100 meters on minimum 24 meter wide Road.
6. No Lake Beds. No Sensitive Zone Properties. No Kalu-dhari. No Bundi-dhari or any other public rights on any portion of land. No water stream. No High Tension Lines passing through property.
7. within 12 Kms radius of city Center.
8. Areas where Residential Apartments are above Rs. 7000 per sq ft.
9. Areas where Building Height is possible for minimum 25 floors.
10. Prefer Lands for which Clear Title Report is already obtained from ANUP SHAH/ KUSUMA MUNIRAJU/ PATTENSHETTY/ UDAY HOLLA. Through searches for 50+ years history. Avoid land transactions in which minor’s OR any female member’s(wife/sister/ daughter/ daughter in law) “Equal Rights” have not been followed.
11. NOC about No acquisition already obtained from BDA/ BBMP/ BIAAPA/ BMRDA/ BMICP.
12. Property Tax, Betterment Charges paid.
13. Good shaped property...Can develop Project with consumption of full available FSI.
14. Avoid Lands owned by persons belonging to Protected Community (Scheduled castes/ Scheduled tribes)
15. Avoid lands having history of polluting industry, Burial grounds, Cemeteries, temple/ church/ masjid/ mazar, etc. anything that is important from Archeological perspective, any other Restriction on Development.
16. Proposals that are financially viable and have good marketing potential.
