Dear Shelly,
As per my knowledge, Freedom Fighter�s Colony, Neb Sarai, Delhi is an unauthorized colony. This means that the said colony is not sanctioned by either DDA or MCD.

Further, as per Revenue Records of the Government, land in and around Neb Sarai is actually Lal Dora land or Agricultural Land or Gram Sabha Land. In case, the plot/flat/house you are planning to purchase falls within Lal Dora Land, then you would not face any problems provided you comply with the rules in respect to transfer of ownership of Lal Dora Land. However, in case of Agricultural Land, any construction (apart from those which are required in connection with agriculture such as room for installing water pump, etc.) is not allowed. Thus, any residential building in such area would also be illegal. As far as Gram Sabha Land is concerned, the same is a common land of village and ownership does not vest in any single individual. Thus no one can construct any building on such land.

However, the Government has the power to declare certain land as extended Lal Dora Land and the Government in past has declared many areas in Delhi as extended Lal Dora Land.

Many people are purchasing land/building/flats in such unauthorized colony in hope that the Government would sanction these colony and there after there would not be any problem. Infact, the Government has proposed many times in past regarding authorizing / sanctioning many colonies, but it has not done any thing concrete about the same.

Further, the on the other side, Hon�ble High Court of Delhi has ordered demolition of illegal constructions in Delhi. Even though this order has been put in abeyance for one year, still no one exactly knows what the final outcome would be.

In the circumstances, the papers regarding land, the constructions plans of the building, etc. has to be scrutinized very carefully before any opinion on your query can be given. The above paragraphs only describe the
